Job Description
Summary:
The Closer is responsible for coordinating and preparing mortgage loan closings for all loan types, ensuring compliance with company policies, investor guidelines, and regulatory requirements. This role manages the closing process from final approval through funding by preparing closing packages, balancing loan figures with title companies, reviewing disclosures for accuracy and compliance, and coordinating with internal teams, borrowers, brokers, and settlement agents.
The Loan Closer ensures all documentation is complete, accurate, and compliant while maintaining excellent customer service and meeting established closing timelines.
Essential Job Duties and Responsibilities:
Schedule loan closings with brokers, borrowers, and title companies.
Prepare closing documents, instructions, and funding checks for all loan types.
Balance loan figures with title companies to ensure accurate closing statements.
Verify key closing information including:
Property address
Wire instructions for funding
Insurance policy information
CPL (Closing Protection Letter)
Title commitment
Fee quotes
Coordinate with internal teams to resolve discrepancies prior to closing.
Review closing documents, loan disclosures, and fees on the final Closing Disclosure (CD).
Ensure compliance with TRID regulations through review of Loan Estimates and Closing Disclosures.
Monitor compliance timelines to ensure regulatory deadlines are met.
Ensure all underwriting conditions and closing conditions have been satisfied prior to closing.
Ensure loan files meet company policies and compliance standards before funding.
Maintain and manage a pipeline of loans to ensure closings occur within required timelines.
Track loan status and ensure closing deadlines are consistently met.
Manage the closing timeline in accordance with management instructions and service expectations.
Assist the post-closing department with resolving file deficiencies when necessary.
Communicate effectively with borrowers, brokers, title companies, and internal teams regarding:
Documentation requirements
Scheduling updates
Closing deadlines
Provide regular updates and ensure all parties are informed throughout the closing process.
Deliver excellent customer service at all stages of the closing process.
Accurately input and manage loan information in the Lakewood Loan Origination System.
Maintain complete and accurate electronic loan files within the document management system.
Use checklists and internal job aids to ensure all documentation requirements are met.
Ensure all documentation is properly stored and organized in the system.
Review underwriting Terms and Conditions to ensure all closing conditions are addressed.
Review title work, homeowner’s insurance, and flood certifications for completeness and accuracy.
Maintain a working knowledge of loan programs including:
Conventional
FHA
VA
USDA
Develop a strong understanding of the entire loan life cycle to support the closing function.
Comply with all company policies and procedures.
Maintain regular and punctual attendance.

Education and/or Experience:
Bachelor’s degree from a four-year college or university preferred, or
1–2 years of related mortgage closing, processing, or lending experience, or
Equivalent combination of education and experience
